08-02-2018: We have roughly 5-8 Years of oversupply in the Downtown & Miami Beach sub-markets. It is a BUYERS Market. Asking prices in Miami are 'unique' and not a great indicator of closing prices. You can get a VERY Nice water-view condo LOFT or traditional apartment for $300-$400 per SF right now $300k - $600K will buy you a 1000-2000 SF LOFT condo. You can buy a Porsche Design tower Miami Beach LOFT condo for $4Mill. South Beach South of Fifth LOFT for $900K. Brickell is cheap if you shop smart..
